Artist Studios

Overview

The Eno Arts Mill offers affordable studio spaces for committed visual artists. The Back Studios include seven studios in a 2,970 square foot space with a kitchen and communal workspace. The Front Studios includes five studios within the multipurpose arts space. One studio is currently available (Studio 6 in the Back Studios).

Eligibility

The OCAC seeks artists committed to their craft who will use studio space regularly. Applicants must create original work, be community-minded, and willing to participate in monthly public events including First Fridays. The OCAC particularly welcomes artists of color and seeks diversity of race, age, artistic medium, and career level. Background check required.

• All utilities and wifi included
• 24/7 secure access with key system
• One-month featured exhibit in gallery for tenants with 1+ year tenure
• Exhibit space in gathering areas
• Shared common space (Back Studios only)
• Kitchen with refrigerator, microwave, water cooler, coffee maker
• Weekly janitorial service (communal spaces only)
• Monthly First Fridays with gallery exhibits, open studios, food, beverages, and live music
• Networking dinners for studio tenants
• 30% artist commission rate on gallery sales (vs. standard 40%)
• 20% discount on Eno Arts Mill classes

Rental rates and terms

• Rental rates: $290–$735 depending on size and access to natural light
• One-year lease required
• One-month refundable security deposit required with first month's rent
• Rent drafted from checking account around the 1st of each month

Insurance and obligations

All tenants must hold a minimum $1M general liability insurance policy showing Orange County and Hedgehog Holdings as additional insured, anticipated to cost $200–$500 per year ($20–$50 per month). Certificate of Insurance must be on file before keys are issued. Tenants must attend at least 7 monthly First Fridays openings per year; artists who regularly do not attend will not have the option to renew.

Restrictions

Equipment or materials producing excessive fumes requiring special ventilation, smoke, fire, excessive dust, noise, or permanent damage to facilities are not permitted.
